MoCity Council To Consider Approval Of Lowe’s Home Improvement Store On Former Hospital Site

Missouri City council will consider tonight approving on first reading the rezoning of the former Memorial Herman Hospital site to allow for a Lowe’s Home Improvement store, along with several other smaller retail businesses.

The site is located in the northeast corner of Hwy. 6 and Murphy Road, near Quail Valley Thunderbird West. Lowe’s proposal includes a 171,069 sq. ft. building, which includes a 31,659 sq. ft. garden center. In the application, Lowe’s had indicated that 12 to 15 18-wheelers are expected to make deliveries each day between 6:30 a.m. and the end of normal business hours.

The proposed parking area, with 559 spaces, will hold eight shopping cart corrals, screened with a single row of shrubs and one tree along each side. The garden center will be surrounded by black tubular fencing with black vinyl coated fabric at a minimum of 20 feet high around the garden center area and 15 feet high around the rear staging area.

Lowe’s has asked to deviate from city code regarding colors and plant height. City code currently required shrubs to be a minimum of 30 inches in height at the time of planting, and Lowe’s has asked for a variance to allow 18 inch shrubs within the buffer area along Hampton Drive. Lowe’s has also asked for a variance to allow for white brick, with a “Lowe’s blue” roof and accents.

If council approves the request, construction could begin as early as August, with the store complete by March or April of 2009.

Council will consider the proposal at their regular meeting at 7 p.m. tonight in council chambers, second floor of City Hall, 1522 Texas Parkway.
