Planned Sienna Growth Considered In FBISD Rezoning

Despite an uncertain housing market Sienna Plantation developers are planning for thousands of new homes, according to recent information given to the Fort Bend Independent School District.

 

According to Michael Smith, general manager of Sienna Plantation, Sienna will construct 1,600 single family homes in the next five years – about 300 per year starting in 2010. All homes will be within a two-mile radius from Schiff elementary.

 

FBISD staff requested the information while creating several proposals for attendance zoning changes due to Elementary School #45.

 

Smith told the district that Sienna also has land entitlements for about 1,800 multi-family units within a 1.5 mile radius of Schiff Elementary. Smith said the timing of the development will be market driven but that “negotiations are already under way” for a multi-family development in the area for 2010.

 

As of Sept. 1, there were 5,045 completed and occupied single family homes in the Sienna Development.

 

Lisa Chahin, vice president of Hillwood Residential, told the district that Hillwood plans to eventually build about 7,000 homes in Sienna Plantation. Hillwood owns 3,800 acres in Sienna – 1,100 acres of open space, 200 acres of right-of-way and 2,500 acres of land for development.

 

Phase one of the development, approximately 267 homes, could begin in 2011, depending on market conditions. Phase one also includes construction of two lanes of Sienna Parkway from Scanlon Trace South to FM 521.

    But aren’t apartments more lucrative for the developers than even houses? And don’t the developers put their people in elected positions to make sure they can build many many apartments? Isn’t it the developers “sprawl plan” to build and sell out houses first, and then put in apartments that crush the schools and chase homeowners off to his new developments where there are no apartments…yet?

    If we can defeat them on this end near the summerfield neighborhood, you can defeat them on the east side.

    ’1800 new apartments vs 1600 new homes. I hope the apartments are nice and contribute their fair share of tax dollars, but… we already know the homeowners will be funding most of the school not the apartments. The average homeowner will be paying $2500 towards school taxes where the average apartment will generate $400 towards school taxes.’

The average homeowner will be paying $2500 towards school taxes where the average apartment will generate $400 towards school taxes.’

    I have decided that I will file for a TRIZ on my property so that I can spend my taxes on new carpet and tile. Next year I will spend it on a pool and a slate roof. Ya’ll can come see it and be amazed at how effective a TIRZ can be! Screw ya’lls roads and schools, my house will look fine!

    This is amazing growth in such a short period of time. Are the 3,000 apartment units in Sienna finished, or are there more to come? I would laugh out loud at such poor and abusive planning, but the other boot to this apartment over-building will fall from my part of Sugar Land soon enough. And where will the taxes come from to support our schools and these added kidos? Apartments and apartment deverlopers do not pay their fare share of taxes and then the TIRZs will finish burying us all. Hello out there….taxpayers….

    I will admit that I am excited for HS #11. It will be a great asset to Fort Bend ISD. It looks like to me that FBISD will need to plan for yet another elementary school in Sienna. I will agree with conservative 1, apartments are not needed in Sienna. Lets stick with the housing.

    Watch the Hillwood area too. They have more coming in that adjacent region near Scanlon and S. Crossing.

So would the school district.
