One Speaker At Final Public Hearing For Sugar Land Tax Rate

There was only one speaker at Sugar Land’s last public hearing regarding the tax rate, and while the speaker does not live in the city, she owns two Sugar Land homes.

 

Nancy Hentschel, a New Territory resident, expressed concern that the city is “raising taxes in a time when our community and our nation are suffering some real economic setbacks.”

 

Sugar Land City Council will vote Nov. 3 on a tax rate of $0.30 per $100 of property value – the same tax rate as last year. The city was required to hold two public hearings on the tax rate because the effective tax rate was lower than last year’s tax rate.

 

The effective tax rate is the amount of tax a city has to levy in order to generate the same amount of revenue as the previous year. Generally, when property values increase the effective tax rate decreases, which was the case in Sugar Land, with an effective tax rate this year of a little more than $0.29.

 

A resident with the average residential value of $255,557 and a 7 percent homestead exemption will see a 2009 tax bill of $766.67, an increase of $35.54 compared to the average 2008 tax bill of $731.13, which is based on the average value of $243,710 and a 7 percent homestead exemption.

 

Hentschel also spoke about rising homeowner association dues.

 

“…We have a problem, and raising taxes and raising annual dues for 80 percent of the people who live here…this is hurting people,” said Hentschel. “It may only hurt 10 percent of the people dramatically, but it is hurting people. It’s not a neighborly thing to do and it’s also not an economically intelligent thing to do.”

    Thank you to fortbendnow for correcting some of the earlier misinformation that was contained in paragraph one. It is just too bad that someone from the city would feel the need to discredit a SL city taxpayer, especially when they have every right to speak up at a public session. Besides the city is in the process of annexing New Territory. Don’t those people have a right to speak before their future mayor and council?

    They really shouldn’t turn their communications department lose on their own people. After-all they get paid with their money too……

    Way to go Ms. Hentschel. Keep speaking up for the rest of us! (except the official site vendor feeding troll monkey)…

    Ms. Hentschel is a fiscal conservative and social moderate. If you google her you will find a long list of pro-taxpayer stances, not just this one before the SL council. She was one of many that spoke against the school districts tax increase this year in 2009 and she was able to get the Texas Attorney General (who must be a another liberal in your book) to order the superintendent to turn over all the Global Science & Technology Center records. She went on point and faced the attacks along with numerous others regarding this 30 million dollars duplicate vendor feeding project.

    Google a little more and you will find her a staunch property rights advocate……yes I guess in a govt vendor defenders mind anyone that opposes tax increases, wasteful spending, record bond debt (top ten in the state), corporate welfare must be a “liberal”?

    Why do you always defend the taxpayers enemies charlie (“wadefishin/jbb/johnbernardbooks/ftbendconman/viceLT/noodlz”)???

    Stop lying for a few minutes…..and do your homework for a change….just because she pays much more in taxes than you doesn’t mean she wouldn’t listen to you too. She would probably work to keep your taxes down too……..well, maybe not….hahaha

    FYI, I just did a search on the county website and apparently Ms. Hentschel, the speaker against the tax increase, owns several homes. One in NT and two inside the city limits of SL in First Colony and Avalon. So it looks like she has every right to speak at the council and it also appears she is paying quite a bit in property taxes to them also. I wonder if the city PR department she supports with those taxes was the one that put out the misinformation spin on her???

    Something else in the above article is interesting is the HOA dues going up along with the taxes….now why would they need to do that???? More foreclosures because of the predatory lending practices that went on. You know giving loans to people that couldn’t afford them in mass and calling them “alternative mortgages” instead of high risk mortgages?

    The Tax Foundation has released new Census Bureau data showing Fort Bend County standing alone among a sea of New York counties, all painted as having the nation’s highest property taxes.

    The list, titled “Top 20 Counties in Median Real Estate Taxes as a Percentage of Median Home Value, includes Fort Bend at No. 11. Every other county is from New York.

    You must have missed the last paragraph. The state requires a hearing when an actual increase has occurred. Remember you forgot to use the spin words “rate” versus ” ad valorem taxes” (appraised value)…..see that 11% article to understand more charlie….lol
