There was only one speaker at Sugar Land’s last public hearing regarding the tax rate, and while the speaker does not live in the city, she owns two Sugar Land homes.
Nancy Hentschel, a New Territory resident, expressed concern that the city is “raising taxes in a time when our community and our nation are suffering some real economic setbacks.”
Sugar Land City Council will vote Nov. 3 on a tax rate of $0.30 per $100 of property value – the same tax rate as last year. The city was required to hold two public hearings on the tax rate because the effective tax rate was lower than last year’s tax rate.
The effective tax rate is the amount of tax a city has to levy in order to generate the same amount of revenue as the previous year. Generally, when property values increase the effective tax rate decreases, which was the case in Sugar Land, with an effective tax rate this year of a little more than $0.29.
A resident with the average residential value of $255,557 and a 7 percent homestead exemption will see a 2009 tax bill of $766.67, an increase of $35.54 compared to the average 2008 tax bill of $731.13, which is based on the average value of $243,710 and a 7 percent homestead exemption.
Hentschel also spoke about rising homeowner association dues.
“…We have a problem, and raising taxes and raising annual dues for 80 percent of the people who live here…this is hurting people,” said Hentschel. “It may only hurt 10 percent of the people dramatically, but it is hurting people. It’s not a neighborly thing to do and it’s also not an economically intelligent thing to do.”

I guess the taxes must be LOW in Jane L’s little utopia. Not even a peep about them.
“Sugar Land City Council will vote Nov. 3 on a tax rate of $0.30 per $100 of property value – the same tax rate as last year. The city was required to hold two public hearings on the tax rate because the effective tax rate was lower than last year’s tax rate.”
Spamming? Add that to the list of words you don’t know the meaning of. They must give away diplomas in boxes of Cracker Jacks nowadays. ha
“A resident with the average residential value of $255,557 and a 7 percent homestead exemption will see a 2009 tax bill of $766.67, an increase of $35.54 compared to the average 2008 tax bill …”
No more needs be said, besides someone renting a trailer doesn’t pay property taxes. hahaha
PS, SA troll, if you don’t like SL’s sales tax, stay out. We don’t want you here anyway.
No one is feeding the spamming troll. I just wonder how much he get’s paid to disrupt these forums?
You should be REALLY full by now, Tabor.
No property tax increase for me. Stop the lying. Plus, YOU don’t even live in SL so you don’t even have a dog in the fight, loser. You’re just looking to whine so you can read your own writing on the internet. Talk about pathetic! WOW
Talking about a troll is the same as feeding it.
Patriot–our ignorant little troll will continue to attempt his lame word-smithing, but no one is fooled by it. Next, when that doesn’t work, because the article makes it clear actual taxes increased for homeowners, he will attack the posters pretending none of them have a vested interest in the property tax increases that went up by nearly 11% across the county with subsequent increases during a recession in MC, SL, FBISD and the county. We’ve posted before on the massive duplicate spending projects and other vendor feeding activity, but he continues to make trivial responses, which do nothing to address the problem. It is entertaining to watch him “crawfish” as he likes to say after he urged others to go speak.
Don’t you just love these vendor feeder-boyz…..they are the real problem regardless of party. We need to get rid of the no-bid vendor toadie troll in here. Naturally all those multi-taxing entities participating in SL TIRZs don’t impact us either. So yes, whether they live in SL or own property or not, if they live in the county their budgets are being impacted and if they eat in the city or get gas they are paying taxes too. I might add that SL has a pretty high sales tax rate too compared to the rest of TX. Gotta luv these crony-boyz….they hide out in any party because for them it isn’t about the party principles, it is about feeding their vendor boyz….that’s it…..LOL
PS Keep smoking ‘em out!
Wait, do you even live in SL?
By all means, come to the next one and stand up to make a fool of yourself. By all means, come! ha
By the way, the city is required to hold THREE tax increase hearings. We have had TWO. Are you trying to mislead people as usual? Others need to come out for the final hearing!!
Here we go with the ridiculous cartel nonsense again.
BS. Speak for yourself. Do YOU live in SL?
OUR TAXES ROSE by corporate and cartel design. This clever manipulation of assessed property “value” with tax “rate” can be used indefinitely without “calling it” a tax increase. With all of our taxes taken together, we probably pay more than France and we don’t have the health-care coverage!
BTW, I actually live in SL. Do you? Surely you aren’t sitting on the fence post crowing about something you have no first hand knowledge of? NO WAY!! I’m shocked. *rolling eyes*
It’s just something to whine about so you can read your own writing on the internet.
Get back to us when you learn how to read.
“The city was required to hold two public hearings on the tax rate because the effective tax rate was lower than last year’s tax rate.”
Patriot–The “village idiot” (charlie, our vendor feeding troll) had to clarify and add post #77 realizing the statement from his #76, “Property taxes didn’t rise. ” was once again incorrect given the quote from the story above and the fact that the public hearings were required by the state because taxes actually did increase, “A resident with the average residential value of $255,557 and a 7 percent homestead exemption will see a 2009 tax bill of $766.67, an increase of $35.54 compared to the average 2008 tax bill…”
Naturally, if he was going to continue to use the rhetoric of smoke-screen correctly he should have claimed only no rate increase was implemented, but he couldn’t even execute that strategy either. rotflmao
“…the same rate as last year.” Quit your incessant whining for once. It’s beyond old.
Property taxes didn’t rise. Do you have a reading comprehension problem?
I like the earlier advice given about not feeding the nasty little faux conservative vendor feeding troll Patriot. He obviously intended to derail this thread from the original local issue of rising property taxes. You see they have the most to lose if their single bid vendor corps edc-cartel have a tax revolt in this county.
apparently not… but might I suggest you get some of your news from
http://www.aldaily.com/
?
It might short circuit your small mind, or hopefully inform you better than your crack addiction to your Faux News.
and FYI, I get my news from literally dozens of sources so quit pretending to know where I get my news. You’re only
making a bigger fool of yourself than usual.
You don’t even know what real news is.
I cannot believe someone like you would be caught dead listening to real news. Public Radio would only confuse you.
They do play some good Blues on Sundays, I will give them that.
You’re full of it if you think it’s unbiased. Of course you don’t even know the meaning of the word, so…
They are unbiased and not dependent on corporate brain washing for support, however, Megamouth may not have a brain to wash.
Unbiased? HA
Looks like everyone is still feeding the troll!
We have two nonprofit “Public” radio stations. Both NPR 88.7 FM and KPFT 90.1 FM are free of advertisements and entirely dependent on public support. For this reason, they are true free speech zones. Those who listen to the programing on these stations get an unbiased, NON-Rupert Murdock centered view of local and national concerns. Those who listen to “public radio” are usually considered “informed,” but the less informed call them “left-wing liberals”
I especially enjoy 90.1 FM “Democracy Now” at 8:00AM and 5:00PM everyday.

tell me what it fiscally conservative about any of that when the market has dipped and we’re in a recession???”
troll you brought up the words fiscally conservative and took the thread off topic. I’m just asking if you even know what a fiscal conservative is?
Is it someone who worships Obama
Loves single payer and its $trillion$ price tag
and don’t want to pay any taxes but want all the services
are you a fiscal conservative? um um um Obama
not wanting to pay taxes doesn’t make you a fiscal conservative, see the examples I’ve provided.
Troll don’t let the facts get in the way of your accusations, what fun is that?
yada yada yada crony
blag blag blah troll
yada yada yada fake conservative
Factually, our official fake conservative government vendor feeding troll (singular), does what he always engages in via his thread diversions in his #58 post (notice the attempt to shift a local property taxing issue to the national healthcare debate).
This article was about a speaker who brought up the very local issue of spiraling property taxes and how governments and their vendors (along with some HOAs) are feeding off their own. I think it made a very valid point, but we watch as the “govt vendor boyz” attack her and others that have spoken up against the wasteful spending, borrowing and increased taxing to cover their growing budgets and vendor feeding projects. Initially all the troll could do is claim the speaker wasn’t paying any taxes in SL, which later was refuted when the story was updated to report that the speaker had several properties she owned in SL and also was in the process of being annexed by SL (New Territory).
Next, he didn’t like the position he chose to defend so his tactics changed to attack the commenter. When that didn’t take, he decided to bring in the thread diversion with the national healthcare debate knowing that it is a polarization issue just like abortion. You see the special interest like to use these to get people back in line behind their party hacks, rather than working together to get our county out of the top position in Texas for property taxes (per median home value) thanks to this interest group lead by people like Howard and Hebert. They must keep us looking at the other shell always, while the pea isn’t under any of them.
These are the typical circular, often off topic, tactics of our troll (some call him the “village idiot”). Hopefully we can just redirect it back on the article thread topic and not feed his posturing and continued lies about others here. Over the last week he has attacked those not in his special interest vendor feeding network whether they are republican, independent, democrat or other and what is really funny is he was attacking those opposing major area tax increases and spending during a recession.
He calls himself a conservative. I just call him a vendor feeding fake. It is hilarious witnessing him label and libel those seeking spending reductions and lower taxes while calling them “liberals” You would think in his world that the sky is green and the ground is blue, but that’s the life of a political troll.
FS you have anger issues.
Who said fiscal conservatives want escalating medical insurance costs? You did.
Lower costs is one of the reasons Texas passed tort reform. A major reason Doctors are now returning to Texas to practice.
FS if you don’t want to look so silly please get your facts straight before attacking fiscal conservatives.
Well, FtBendConservative, let me dumb this down for you: if you like the run away train of the merciless, escalating cost of medical insurance coverage without looking at avenues to streamline the efficiency to curb the runway cost of the present insurance rates and in the process, apply due diligence to streamline the entirety of how we as a country do our medical business of medical coverage of the United States of American people, and, to thus use the savings to pay for reform cost without taxing the taxpayer, then, are you truly a fiscal conservative?
let me dumb the question down so even the Phd Edus get it,
“If you worship Obama,
if you love single payer insurance @ a $trillion$ price tag,
and don’t want to pay any taxes but want all the services
are you a fiscal conservative? um um um Obama
Conser1, the FBISD, county governments along with those other east end municipal governments needed to hear this speech too.
PS Not sure who the fake conservative (charlie) is talking about, but wasn’t Geitner appointed under Bush and pushed the banking and insurance company bailout and initiated the nationalization process that is still going on under the current admin? I also wonder why he continues to defend actions like these that place more companies on the government payroll and continue to increase our taxes. Sorta like those local corporate welfare boys he keeps defending as they get the GFBCEDC ordered abatements, special taxing zones, TIRZs and other special interest treatments as they prop up a small handful of crony-politicians that push wasteful spending projects like the “GSTC”, TTC (under its new name) and those 15+ million in NO-BID contracts at the school district level and the 40+ million in NO-BID contracts at the county level……interesting what charlie, our ftbendconman/wadefishin/corporate welfare toadie, sees as conservative. Corporate welfare and socialization of multiple industries is not. Nor is our tax dollars being funneled to either of the two largest parties to keep this “pay to play” system going.
But that’s our “village idiot”……..oh well….lol
In some minds not wanting to pay taxes make them a fiscal comservative. Tim Geitner didn’t want to pay taxes and didn’t. Tom Daschle disn’t want to pay taxes and didn’t. Are they fiscal conservatives? No they’re liberals dems who didn’t pay their taxes.
My question is if you worship Obama, love single payer insurance and don’t want to pay taxes are you a fiscal conservative?
TEXAS HOMEOWNER TAXES – IMPORTANT
NOV 3rd, PLEASE VOTE “NO” to Prop. 2 and 3 (HJR 36)?
Just My Observation!
Wasn’t there a “City” or school district that tried to make a controversial move that would have become a very bad precedent for Homestead Exemptions through out the state?
Just My Observation!
They are keeping the tax rate the same but increasing the homestead exemptions. For example, businesses are being taxed more as the residents get a break. The valuations are going up which means more taxes total, but that is really a CAD issue and the state amendments up for vote this year should help. I would think they could lower the rate too, but as a homeowner, happy they increased the homestead exemption.
Hello All,
I can only say that I have been to two of Sugar Land’s Council meetings concerning the tax increase (no I am not a resident of Sugar Land, but have an interest in how Fort Bend is spending taxpayer money). Two weeks ago no one stepped forward at the meeting, but this week Ms. Hentschel stepped forward to question the tax move.
I can also tell you that there is a lot of taxpayer dollars that will be spent to rejuvenate or make Sugar Land the “beacon” of Fort bend County…
Councilwoman Chaumet was correct to “pass/abstain” on a vote concerning some of the proposed spending, even I had my had a frown and an eyebrow up. I believe that likewise it was a correct move by Councilwoman Lenton-Gary.
Listen, we have to hear the whole story and get the full picture as to what are the motives of some of our elected officials as they attempt to pour out taxpayers money for every little “project” under the guise that is “good for the City”. Heck, last I heard COMMUNITIES make-up the “City”…What ever happened to the “for the good of the COMMUNITIES?”
Just My Observations!
I suspect most landlords are intelligent enough to pass expenses such as repairs and taxes on to their renters. I’m just saying….
I love to watch liberals try to hide as conservatives.
ie Arlen Spincter, Olympia SnoweJob and SusieQ Collins all claim to be fiscally conservative and socially liberal. All 3vote dem 55% of the time and all 3 supported the huge Obama spendalous package, but they’re FISCAL CONSERVATIVES!
Viewpoint are you too a fiscally conservative?
How’s that Nick Lampson thing working out for you fiscal conservatives?
If you give money to dems, blockwalk for dems and support liberal environmental toll road loving lawyers and claim to be a conservative…..I’m making fun of you.
2. Dishonest Megabite conitnue to expand misjudgement against taxpayer( Nancy) . She owns two houses an pays SugarLand city taxes. So, she has every right to speak at sL council meetings.
More lies from an uncredible liar (not incredible)…….you attacked Tom Campbell (a staunch conservative, Tom Hilton a reform republican, Dr. Ron Paul, Kevin Tunstall and many, many other conservatives….you attacked professor Gary yesterday for voting against increases in 2007 and 2009…..nope, you are the liar and the one that needs to stop defending the edc crony network jerk.
And while you are at it stop telling people to go “kneecap old ladies…” conman, you see its statements like that wadefishin-charlie-boy that insure no one believes you.
Happy trolling old man……….keep lying!!!
Lying some more charlie….? Morrison voted for local control, not for building a toll road. It is your buddies Bob Hebert, Allen Owen that accept the vendor feeding monies and vote on projects. As a matter of fact that is your clique you keep lying for….
You attacked Gary yesterday who voted twice against property tax increases in MC, you attack anyone, republican, independent, democrat, libertarian that opposes your special interest edc boys who regularly feed off our taxes for their membership and you constantly defend it.
Anyone who makes statements like these has ZERO credibility…..zip, zero, zilch….too bad your crony-boy of the toll road commission was defeated. Now all you can do is lie about who defeated him….

troll a fiscal conservative does not support the use of federal tax dollars to run a liberal radio station like KPFT.
I know the concept is hard for you to grasp.
Morrison is a liberal Environmental Lawyer who ran on being against toll roads but voted FOR toll roads..
I know its hard for you to grasp
